宿 泊 約 款
第 1 条(適用範囲)
当施設(以下「当宿泊施設」といいます。)が宿泊者との間で締結する宿泊契約およびこれに関連する契
約は、本宿泊約款(以下「本約款」といいます。)の定めるところによるものとします。本約款に定めの
ない事項については、法令または一般に確立された慣習によるものとします。
第 2 条(宿泊契約の申込み)
宿泊契約の申込みを行う場合、宿泊者は次の事項を当宿泊施設に申し出るものとします。
1. 宿泊者名
2. 宿泊日および到着予定時刻
3. 宿泊料金
4. その他当宿泊施設が必要と認める事項
第 3 条(宿泊契約の成立)
宿泊契約は、当宿泊施設が前条の申込みを承諾したときに成立するものとします。
第 4 条(宿泊料金の支払い)
宿泊者は、当宿泊施設が指定する方法および期日までに宿泊料金を支払うものとします。宿泊開始後に
宿泊期間を短縮した場合であっても、宿泊料金の返金は行いません。
第 5 条(キャンセルおよび返金)
お客様のご都合によるキャンセルにつきましては、以下のキャンセル料を申し受けます。
・チェックイン日の5日前まで：無料（全額返金）
・チェックイン日の4日前以降：宿泊料金の100％
キャンセル日は当施設の所在地における日付（日本時間）に基づいて算出いたします。
なお、返金が発生する場合は、ご予約時にご利用いただいたクレジットカードへ返金いたします。
第 6 条(宿泊の拒否)
当宿泊施設は、次に掲げる場合において、宿泊契約の締結に応じないことがあります。
1. 本約款によらない申込みがなされたとき
2. 満室により客室の余裕がないとき
3. 宿泊者が法令または公序良俗に反する行為を行うおそれがあると認められるとき
4. わいせつ行為、違法薬物の使用、賭博行為、暴力行為、過度な飲酒行為、その他社会通念上不
相当な行為を行うおそれがあると当宿泊施設が判断したとき
5. 暴力団、暴力団員、暴力団関係者その他反社会的勢力に該当すると認められるとき
6. その他、安全管理、風紀維持または近隣住民への配慮の観点から、合理的理由により宿泊を不
適当と判断したとき
第 7 条(宿泊者の遵守事項)
宿泊者は、次の事項を遵守するものとします。
1. 騒音その他近隣住民の迷惑となる行為を行わないこと
2. 火気・危険物の使用を行わないこと
3. 定員を超えて宿泊しないこと
4. ペットの持込みを行わないこと
5. 備品・設備を目的外に使用しないこと
6. 法令または公序良俗に反する行為を行わないこと
7. 施設内外において風紀・治安・安全を害する行為を行わないこと
第 8条(チェックイン・チェックアウト)
チェックインおよびチェックアウトの時刻は、当宿泊施設が別途定める時刻とします。
無断でチェックアウト時刻を超過した場合、追加料金を請求することがあります。
第 9条(損害賠償)
宿泊者が故意または過失により、当宿泊施設の建物、設備、備品等を破損・汚損した場合、宿泊者はそ
の損害を賠償するものとします。
第 10条(免責事項)
当宿泊施設は、次に掲げる場合において宿泊者に生じた損害について責任を負いません。
1. 天災地変、火災、停電、通信障害その他不可抗力
2. 宿泊者の自己責任による事故、盗難、怪我
3. 宿泊者同士または第三者との間に生じたトラブル
第 11 条(宿泊契約の解除)
当宿泊施設は、宿泊者が次の各号のいずれかに該当した場合、催告を要せず宿泊契約の全部または一部
を解除することができます。
1. 本約款に違反したとき
2. 法令または公序良俗に反する行為を行ったとき、またはそのおそれがあると判断したとき
3. 施設または周辺の安全・風紀・近隣環境に重大な支障を及ぼす行為を行ったとき
この場合、宿泊料金の返金は行いません。
第 12 条(個人情報の取扱い)
宿泊者の個人情報は、法令を遵守し、適切に管理します。
第 13条(管轄裁判所)
本約款に関する紛争については、東京地方裁判所を第一審の専属的合意管轄裁判所とします。
第 14条(約款の変更)
本約款は、必要に応じて事前告知のうえ変更することがあります。
第 1 条(目的)
本特約は、当宿泊施設に設置されたサウナの安全かつ適正な利用を目的とし、本約款の一部を構成しま
す
第 2 条(利用資格)
次に該当する方はサウナを利用できません。
1. 飲酒後または泥酔状態の方
2. 心臓疾患、高血圧等の持病がある方
3. 妊娠中の方
4. 体調不良または極度の疲労状態の方
5. その他当宿泊施設が安全上不適当と判断した方
第 3 条(利用方法・遵守事項)
1. 利用方法・注意事項を事前に確認すること
2. 適切な休憩および水分補給を行うこと
3. サウナ室内での飲酒・喫煙・食事を行わないこと
4. 指定方法以外で設備を操作しないこと
5. ロウリュは指定された方法・量・回数を守ること
6. 危険行為(横になる、眠る等)を行わないこと
7. 小学生以下の利用は保護者が常時監督すること
第 4 条(利用時間・近隣配慮)
サウナの利用は、当宿泊施設が定める時間内とし、深夜・早朝は騒音等に十分配慮するものとします。
第 5 条(禁止行為)
1. 火災・事故につながる行為
2. 設備の改造・移設
3. 指定場所以外での外気浴・裸での屋外行動
4. サウナを利用したパーティ行為や風紀を乱す行為
5. 法令または公序良俗に反する行為
第 6 条(免責)
サウナ利用は宿泊者の自己責任とし、当宿泊施設は利用に起因する事故・怪我等について責任を負いま
せん。
第 7 条(損害賠償)
宿泊者がサウナ設備を破損・汚損した場合、宿泊者はその損害を賠償するものとします。
第 8 条(利用停止・解除)
本特約に違反した場合、当宿泊施設は直ちにサウナ利用停止または宿泊契約を解除することができま
す。
附則
本約款および特約は、2026 年 4 月 1 日より施行します。

および取材に関する事項を定めるものであり、宿泊約款の一部を構成します。
宿泊者は、当施設を利用するにあたり、本特約を遵守するものとします。
第 2 条(撮影・取材の定義)
本特約において「撮影・取材」とは、静止画・動画・音声の別を問わず、次に掲げる行為をいいます。
1. 写真撮影
2. 動画撮影
3. 録音
4. インタビュー
5. SNS、Web サイト、広告媒体等への掲載を目的とした記録行為
第 3 条(撮影・SNS 投稿の取扱い)
当施設の敷地内における撮影・記録行為については、以下の区分に従って取り扱うものとします。
1. 宿泊者本人が、私的な利用目的(旅行の記録、体験の共有等)として行う撮影および SNS 投稿
については、当施設の事前承諾を要しないものとします。
2. 次のいずれかに該当する撮影・投稿については、営利目的の有無を問わず、事前に当施設の承諾
を得るものとします。
(1)対価、報酬、提供、招待その他これに類する利益を伴うもの
(2)第三者の商品、サービス、企業、ブランド等の広告または宣伝を目的とするもの
(3)演出、構成、撮影機材の持込み等を伴う計画的・業務的な撮影
(4)撮影内容が当施設の利用を超えて、広く不特定多数への訴求を主たる目的とするもの
第 4 条(ドローン撮影の禁止)
ドローン、無人航空機その他これに類する機器を使用した撮影については、すべて事前許可制とし、当
施設の承諾なく行うことを禁止します。
第 5 条(許可されない撮影・投稿)
前条にかかわらず、次に該当する撮影・投稿については、私的目的・営利目的の別を問わず、これを禁
止します。
1. 法令または公序良俗に反する内容
2. アダルトコンテンツ、わいせつ表現、過度に扇情的な表現を含む内容
3. 当施設または運営会社(株式会社 JSH)の社会的評価、信用、ブランドイメージを著しく損なう
内容
4. 他の宿泊者、近隣住民、第三者のプライバシーまたは権利を侵害する内容
5. 騒音、危険行為、施設破損等を伴う内容
第 6 条(施設・備品の取扱い)
宿泊者は、撮影・取材の有無を問わず、当施設内の備品および設備について、事前の承諾なく移動、変
更、加工、改造または破損してはならないものとします。
実損が認められた場合、宿泊者は当施設に対し、その損害を賠償するものとします。
第 7 条(撮影内容および掲載媒体による制限)
撮影内容、撮影時期、施設の稼働状況、または掲載予定の媒体・表現内容等を総合的に勘案し、当施設
が不適当と判断した場合には、撮影・取材自体をお断りすることがあります。
また、撮影・取材後であっても、当施設または運営会社(株式会社 JSH)のイメージを損なうと判断し
た場合には、掲載の差止め、修正または削除を求めることがあります。
第 8 条(営利目的の撮影および施設使用料)
CM 撮影、広告、カタログ、Web 広告、SNS 広告、その他営利活動を目的としたすべての撮影・取材に
ついては、当施設が別途定める施設使用料を申し受けます。
撮影条件および使用料の詳細については、事前に当施設までお問い合わせのうえ、承諾を得るものとし
ます。
第 9 条(申請方法)
撮影・取材を希望する場合は、使用希望日の 14 日前までに、企画書またはこれに準ずる資料を提出す
るものとします。

第 10 条(違反時の措置)

Terms and Conditions of Accommodation
Article 1 (Scope of Application)
These Terms and Conditions of Accommodation (hereinafter referred to as the “Terms”) shall apply to
accommodation contracts and related agreements entered into between the guest and the accommodation
facility (hereinafter referred to as the “Facility”).
Any matters not stipulated herein shall be governed by applicable laws and regulations or generally
accepted customs.
Article 2 (Application for Accommodation Contract)
A guest applying for an accommodation contract shall provide the Facility with the following information:
1. Name of the guest
2. Dates of stay and expected time of arrival
3. Accommodation fees
4. Any other information deemed necessary by the Facility
Article 3 (Conclusion of Accommodation Contract)
An accommodation contract shall be deemed concluded when the Facility accepts the application set forth
in the preceding Article.
Article 4 (Payment of Accommodation Fees)
The guest shall pay the accommodation fees by the method and by the date designated by the Facility.
No refund shall be made even if the guest shortens the length of stay after the commencement of the
accommodation period.
Article 5 (Cancellation Policy)
For cancellations made for the guest’s convenience, the following cancellation fees will apply:
Up to 5 days before the check-in date: Free of charge (full refund)
From 4 days before the check-in date: 100% of the total accommodation fee
The cancellation date will be calculated based on the local date of the property (Japan Standard Time).
If a refund is applicable, it will be issued to the credit card used at the time of booking.
In the case of a no-show without prior notice, 100% of the accommodation fee will be charged.
Article 6(Refusal of Accommodation)
The Facility may refuse to enter into an accommodation contract in any of the following cases:
1. When the application is not made in accordance with these Terms
2. When the Facility is fully booked and no rooms are available
3. When the guest is deemed likely to engage in acts that violate laws, regulations, or public order
and morals
4. When the Facility determines that the guest is likely to engage in obscene acts, illegal drug use,
gambling, violent behavior, excessive drinking, or other acts deemed socially inappropriate
5. When the guest is identified as a member of organized crime groups, related persons, or other
anti-social forces
6. When the Facility reasonably determines that accommodation is inappropriate from the
perspective of safety management, maintenance of public morals, or consideration for neighboring residents
Article 7 (Obligations of Guests)
Guests shall comply with the following obligations:
1. Refrain from noise or other behavior that may disturb neighboring residents
2. Refrain from using fire or hazardous materials
3. Not exceed the maximum occupancy
4. Not bring pets into the Facility
5. Not use facilities or equipment for purposes other than intended
6. Refrain from acts that violate laws or public order and morals
7. Refrain from acts that may harm safety, public order, or security within or around the Facility
Article 8(Check-in and Check-out)
Check-in and check-out times shall be as designated separately by the Facility.
Additional charges may be imposed if the guest exceeds the check-out time without prior notice.
Article 9 (Compensation for Damages)
If a guest causes damage or loss to the Facility’s buildings, equipment, or furnishings due to intent or
negligence, the guest shall compensate for such damages.
Article 10 (Disclaimer)
The Facility shall not be liable for any damages incurred by guests in the following cases:
1. Natural disasters, fires, power outages, communication failures, or other force majeure events
2. Accidents, theft, or injuries attributable to the guest’s own responsibility
3. Troubles arising between guests or between guests and third parties
Article 11 (Termination of Accommodation Contract)
The Facility may terminate all or part of the accommodation contract without prior notice if the guest falls
under any of the following:
1. Violation of these Terms
2. Engagement in or likelihood of engagement in acts that violate laws or public order and morals
3. Acts that significantly disrupt safety, public order, or the surrounding residential environment
In such cases, no refund of accommodation fees shall be made.
Article 12 (Handling of Personal Information)
Personal information of guests shall be managed appropriately in compliance with applicable laws and
regulations.
Article 13 (Jurisdiction)
Any disputes arising from these Terms shall be subject to the exclusive jurisdiction of the Tokyo District
Court as the court of first instance.
Article 14(Amendment of Terms)
These Terms may be amended as necessary upon prior notice.
【Special terms】SAUNA use policy
Article 1 (Purpose)
These Special Terms govern the safe and appropriate use of the sauna installed at the Facility and
constitute an integral part of the Terms.
Article 2 (Eligibility for Use)
The following persons are prohibited from using the sauna:
1. Persons under the influence of alcohol or in an intoxicated state
2. Persons with heart disease, high blood pressure, or other chronic conditions
3. Pregnant persons
4. Persons in poor physical condition or experiencing extreme fatigue
5. Any other persons deemed unsuitable by the Facility for safety reasons
Article 3 (Method of Use and Compliance)
Guests using the sauna shall comply with the following:
1. Confirm usage instructions and precautions in advance
2. Take appropriate breaks and ensure adequate hydration
3. Refrain from drinking alcohol, smoking, or eating inside the sauna
4. Do not operate sauna equipment except as instructed
5. When performing löyly, comply with the designated method, quantity, and frequency
6. Refrain from dangerous behavior such as lying down or sleeping
7. Children of elementary school age or younger must be supervised at all times by a guardian
Article 4 (Hours of Use and Consideration for Neighbors)
Use of the sauna is limited to the hours designated by the Facility.
Guests shall exercise particular care to minimize noise during late-night or early-morning use.
Article 5 (Prohibited Acts)
The following acts are strictly prohibited:
1. Acts that may cause fire or accidents
2. Modification, disassembly, or relocation of sauna equipment
3. Outdoor bathing or nudity outside designated areas
4. Parties or acts that disrupt public morals using the sauna
5. Acts that violate laws or public order and morals
Article 6 (Disclaimer)
Use of the sauna is at the guest’s own responsibility.
The Facility shall not be liable for any accidents, injuries, or health issues arising from sauna use.
Article 7 (Compensation for Damages)
If a guest damages or defaces sauna equipment, the guest shall compensate for such damages.
Article 8 (Suspension of Use and Termination)
If a guest violates these Special Terms, the Facility may immediately suspend sauna use or terminate the
accommodation contract.
Supplementary Provision
These Terms and Special Terms shall take effect as of April 1, 2026.
【Special terms】Photography, Filming & Media Use Policy
Article 1 (Purpose and Status)
These Special Terms set forth the rules regarding photography, filming, interviews, and social media
posting within the premises of the accommodation facility operated by JSH Co., Ltd. (hereinafter referred
to as the “Facility”).
These Special Terms constitute an integral part of the Accommodation Terms, and all guests shall comply
with them.
Article 2 (Definition of Photography and Media Activities)
For the purposes of these Special Terms, “Photography and Media Activities” shall include, regardless of
format, any of the following:
1. Photography (still images)
2. Video recording
3. Audio recording
4. Interviews
5. Any recording or content creation intended for publication or distribution via social media,
websites, advertisements, or other media
Article 3 (General Policy on Photography and Social Media Posting)
Photography and recording within the Facility shall be handled in accordance with the following
classifications:
1. Personal and Non-Commercial Use (No Prior Approval Required)
Photography and social media posts made by the guest personally, for private, non-commercial purposes,
such as sharing travel memories or personal experiences, do not require prior approval from the Facility.
2. Activities Requiring Prior Approval
Prior approval from the Facility is required, regardless of whether monetary compensation is involved, if
the photography or posting falls under any of the following:
a. Content involving compensation, remuneration, free services, invitations, or any similar benefits
b. Content intended to promote or advertise third-party products, services, companies, or brands
c. Planned, staged, or professional photography involving special equipment, direction, production, or
editing
d. Photography or posting primarily intended for broad public promotion beyond ordinary personal
sharing
Article 4 (Use of Drones)
The use of drones, unmanned aerial vehicles, or similar devices for photography or filming is strictly
prohibited without prior approval, regardless of purpose.
Any drone use without the Facility’s explicit permission is prohibited.
Article 5 (Prohibited Photography and Posts)
Regardless of purpose (personal or commercial), the following content is strictly prohibited:
1. Content that violates laws or public order and morals
2. Adult content, obscene expressions, or excessively sexualized material
3. Content that may seriously damage the reputation, credibility, or brand image of the Facility or
JSH Co., Ltd.
4. Content that infringes upon the privacy, portrait rights, or other rights of other guests, neighbors,
or third parties
5. Content involving excessive noise, dangerous behavior, or damage to the Facility or its equipment
Article 6 (Handling of Facilities and Equipment)
Guests shall not, without prior approval, move, alter, modify, process, damage, or misuse any furniture,
fixtures, or equipment within the Facility, regardless of whether photography is involved.
If actual damage occurs, the guest shall compensate the Facility for such damage.
Article 7 (Restrictions Based on Content and Media Use)
The Facility reserves the right to refuse photography or filming if, based on the content, timing,
operational status, intended media, or manner of expression, such activity is deemed inappropriate.
Furthermore, even after publication or posting, if the Facility determines that the content may harm the
image of the Facility or JSH Co., Ltd., the Facility may request modification, removal, or non-publication
of such content.
Guests shall cooperate with such requests within a reasonable scope.
Article 8 (Commercial Photography and Location Fees)
All photography, filming, or media activities conducted for commercial or promotional purposes,
including but not limited to commercials, advertisements, catalogs, online promotions, and sponsored
social media posts, shall be subject to separate location fees as determined by the Facility.
Details regarding conditions and fees must be confirmed and approved in advance
Article 9 (Application Procedure)
Guests wishing to conduct photography or filming requiring approval shall submit a proposal or
equivalent documentation at least fourteen (14) days prior to the intended date of use.

Article 10 (Measures in Case of Violation)
In the event of a violation of these Special Terms, the Facility may take necessary measures, including but
not limited to:
• Immediate suspension of photography or filming
• Termination of the accommodation contract
• Claims for damages
In such cases, no refund of accommodation fees shall be made.
Supplementary Provision
These Terms and Special Terms shall take effect as of April 1, 2026.
